Basic Inspection

(Included for every home)

Upon Arrival - Exterior Inspection

  • Walk Entire Perimeter of Home
  • Check for obvious roof damage from ground level
  • Check for any signs of forced entry/vandalism
  • Check for any storm damage (tree limbs, debris)
  • Landscape and Pool Area
  • Ensure landscape service has been maintained
  • Check for sprinkler system damage
  • Visual check of pool water level and water condition
  • Check pool screen and cage for forced entry or debris damage
  • Equipment and Grounds
  • Visual check of outside (pool/sprinkler) equipment for obvious malfunction
  • Visual check of ground for insect infestation or rodent presence
  • Visual check of ac compressor condition
  • Roof & Attic Inspection
  • Perform a full roof inspection (walked or drone) every 6 months
  • Perform an attic inspection every 6 months
  • Walls
  •  Inspect for cracks, peeling paint, or signs of water intrusion 
  • Check the condition of siding and stucco
  • Windows and Doors
  • Ensure windows and doors are properly sealed and locked
  • Check for broken glass, screens, or weather stripping issues
  • Check Mailbox for Flier/Junk Mail
  • Place mail on the kitchen counter top
  • Turn on the main water line
  • Check for water leaks outside

Upon entry - Interior Inspection

  • Visual Check for Water Damage
  • Use flashlight to check for signs of water damage, including closet/pantry/storage area ceilings
  • Plumbing
  • Flush all toilets
  • Run water in sinks, tubs, and showers
  • Check for leaks at all supply lines
  • Check water heater visually
  • Appliances
  • Short cycle dishwasher (once per month)
  • Inspect other appliances for normal operation (once per month)
  • Pest Control
  • Check for signs of insects or rodents
  • Remove any dead bugs found
  • HVAC and Electrical
  • Verify A/C is working properly
  • Check circuit breaker panels and reset any tripped breakers
  • Security and Appliances
  • Ensure security system is working
  • Check temperature of refrigerator, freezer, and wine cooler (if left on)
  • Check for mold/mildew if turned off (once per month)
  • Garage
  • Visual check of garage (including trash)
  • Secure outside door
  • Test Garage door


Upon Departure - Secure Property

  • Enable Security System and Lock Entry Door
  • Turn off Main Water Supply
  • Report
  • Write a complete report to be submitted within 24 hours

Our regular, scheduled home inspections are the backbone of our service. Our experienced professionals conduct thorough walkthroughs of your property, checking for signs of potential issues such as leaks, electrical problems, pest infestations, and more. These routine inspections serve as an early detection system, preventing small problems from becoming major headaches.

Homeowner Communication

Communication is key. We keep you informed with detailed reports after each inspection, including photos and descriptions of any issues found. Additionally, we are always accessible for any homeowner inquiries or specific requests.
